The land may offer suitability for development or alternative use, subject to any necessary consents. The plot is located south of Chapel Lane in Holcombe village. The local area is of mixed-use: to the south of the land is further grassland, to the immediate east is Emmanuel Church, with residential housing across to the road on the north side of Chapel Lane, and the Shoulder of Mutton pub and its car park to the west boundary. The plot is accessed via a gate on Chapel Lane and is bound by fencing to its northern boundary. Holcombe is a pleasant village located to the west of Ramsbottom town centre.
