Land with Development Potential

A residential development site extending to approximately 7.40 Hectares (18.29 Acres) with outline planning permission granted in 2010 for up to 254 dwellings or 170 dwellings together with an extra care village. The site is located in the north-west Cumbrian coastal town of Silloth, approximately 23 miles west of Carlisle. Following the initial consent, Phase 1 (22 dwellings) has been completed together with Section 278 highway works, and a variation of conditions was approved allowing planning conditions to be discharged on a phase-by-phase basis. Applications include approval of reserved matters following outline approval, covering Class C3 housing plots and Class C2 care home plots. An estate management company has been established, and estate roads within Phase 1 remain unadopted and are maintained by the management company. Various Section 106 contributions have already been paid, including share link contributions, transport improvements, travel plan administration fees, and travel plan contributions, with a balance payable as subsequent phases are built.
